Two services, one free inspection

Foundation Repair Services in Sugar Land and Fort Bend

Two services, and the ground under your house is the best clue to which one fits.

Picking a service is the inspector's job, not yours. Still, it helps to know which kind of house you have. Most homes around Sugar Land sit on a concrete slab poured on the ground. Older ones, more common in Richmond, Rosenberg and Katy, stand on a raised wood floor over a crawl space. Those are the two repairs on this page. Leveling the floors and sorting out cracks are part of both.

The ground matters as much as the house. In our sample of the USDA soil survey, 97 of 145 spots on the Brazos River bottom came up high or very high for shrink and swell. On the coastal prairie it was 266 of 322, and on the Katy terrace 19 of 73. The houses differ too. Sugar Land's median home dates from 1994 and Fulshear's from 2015, while 13.0% of Richmond's homes predate 1960.

Still unsure? Book the inspection. There's no charge, and a set of floor readings is the one thing that separates real movement from a slab poured slightly off level.

  1. Slab Foundation Repair

Concrete slabs most likely carry the bulk of Sugar Land's houses. When clay under one part of a slab shrinks or swells, that part drops or lifts. Slab foundation repair carries the low areas on piers set below the soil that moves. On Brazoria clay, which reads 17 on the USDA's scale as deep as the survey goes, pier depth is worth asking about. The same page shows how to tell a crack in the finish from one that points to movement.

  2. Pier and Beam Repair

A raised wood floor over a crawl space is rarer in Sugar Land, where only 2.6% of homes predate 1960. It's more common in Richmond, Rosenberg and Katy. Pier and beam repair covers re-shimming, resetting old block supports, adding new ones and replacing damaged wood, so the floor sits closer to level again.

Not Sure Where to Start?

Most people begin with the free inspection. To read first, the Sugar Land soil guide explains the three kinds of ground. The flood zones guide covers what water does to a slab, and the cost guide what goes into a quote.
